Great Deals in Sacramento Real Estate
Yesterday I spent a few hours in the south area of Sacramento looking for good values in investment real estate. My criteria was that 1) it had to be in a decent area desirable for rental 2) had to have been on the market for a minimum of 3 weeks and 3) have a repair bill that didn’t exceed $20K in visable damage.
Out of the 13 I looked at, I found 2 homes that I would consider acceptable and one that might work to a total of 3 homes that could be acquired below the listed price and converted into a cash flowing rental opportunity or a home for someone who has the right financing. None of these properties would work for an FHA or VA loan buyer as both of these programs have more strict requirements on condition than cash or conventional deals.
The video below is an example of what I saw. This home has been on the market for a total of 228 days as of yesterday, is overpriced and ripe for the picking. The damage is minimal and is in a great rental area. It’s currently priced at about $100K but it won’t sell there.
Because it’s overpriced, there probably isn’t any competition on this home therefore coming in low and getting this one is a good bet. Watch the video and see for yourself.

We’re seeing very low offers being accepted on homes in the region. FORGET WHAT IT’S LISTED FOR AND LET’S WRITE IT LOW! We may just get it done and if we don’t, we’ll find something else and write that low. We will succeed somewhere. It almost doesn’t matter where you’re buying, investment or primary residence, new or resale, beginning with the 4th quarter, getting a good deal on Sacramento real estate just got a lot easier.
It’s the last quarter of the year, a typical slow time in real estate sales. Listing prices will probably stay at relatively consistent levels but the offers coming in will be few and they should be LOWER THAN LIST depending on that list price. Wow! Have Home Prices Plummeted in Old Roseville!

I’m working with a buyer who is looking in the Roseville, Antelope and Carmichael areas and we ran across this one. 2900 square feet, looks to be newly renovated, at least over the last 2 years and has an income producing rental behind it over the garage in a secluded ally way.
I remember this home being on the market in 2006 as I had a listing right around the corner from it around the same time.
In 2006, this home sold for $465K. Man. I’m looking at it this morning with my buyers and it’s currently listed for $235K. A $230K difference in price. That is simply amazing to me and I’m sure, to everyone else. It’s bank owned and that does drive the price downward but still, that’s an amazing deal.
The comparable sales within a half mile radius don’t have the income producing potential, are smaller and sell for right around the same price!
I’ll post an update after I get back from seeing it.

Deal of the Week – Elk Grove Homes

This is a great home for a first time buyer or investor depending on your investment profile and targets. Close to schools and shopping with EASY access to Hwy. 99 with a straight shot to downtown Sacramento.
This home is overpriced in my opinion and as a result, is getting very little traffic. This means that low offers will probably be entertained by the bank and YOU GET A GREAT DEAL!

This home is bank owned and a very good value. It’s got 4 bedrooms, 2 bathrooms, 2 car garage, a very large backyard and is in pretty good condition. If I were to say anything about condition it would be exterior needing some basic pest work but you’d have to hire a home inspector to know for sure.
